About Us 

K & C Investments, Inc.: 

K&C Investments, Inc., a California corporation, is a private holding company owned and operated by Mark Kramer and Michael Caldwell.  The company has been formed to raise funds to acquire and operate multifamily and commercial properties.  In addition, K&C Investments, Inc. provides private money lending collateralized by real estate.  

We are in the business of finding cash flow opportunities via real estate, hard money loans or business acquisitions that will result in favorable returns to our investors.  K&C Investments, Inc. supports the mortgage financing, real estate brokerage and property management aspects of these transactions to maximize returns on investment.   

Quality Property Management: 

Quality Property Management, aka QPM, is the management company managed by Gia Kramer.  This company was formed to maximize profits of properties (those owned by Mr. Kramer and Mr. Caldwell as well as existing and future K&C Investments, Inc. properties) via personal management of expenses and rental income.  QPM has successfully identified key properties for acquisition at below market cost with key rental upside.  QPM has been able to effectively manage low tenant turnover while increasing rental income.  Property owners then receive the highest possible income while keeping expenses to a minimum.  QPM has successfully increased property value in multiple Sacramento properties.  QPM currently manages over 550 units in the Sacramento area with total occupancy over 97%.

Mark Kramer

Mark Kramer is the president of K&C Investments, Inc. Mr. Kramer is responsible for identifying investment properties and evaluating each investment opportunity.  He personally inspects each property, completes the financial analysis, and negotiates the acquisition.  Mark coordinates the team in terms of raising capital, legal counsel, financing, and completing each deal.  He additionally manages the daily operations and performance of each investment. 

Mr. Kramer has been an executive in business operations for more than 10 years.  He formerly served as the President of World Wrapp's Restaurants Inc., based in San Francisco, where his duties included real estate site selection, architectural design, property/building maintenance, financial analysis and profit management.  Mark had similar responsibilities at The Coffee Plantation, an Arizona based company where he managed the executive team, business operations, and real estate acquisitions in multiple markets (Arizona, Texas and Southern California). 

Mark has invested in a multitude of Sacramento properties, realizing immediate and ongoing cash flow as well as double and triple digit IRR on sold properties.  Mark owns Quality Property Management with Michael Caldwell and Gia Kramer.  Mark acts as the Operations Consultant and oversees all property management strategy.

Michael Caldwell

Michael Caldwell is the treasurer of K&C Investments, Inc.  In addition, Mr. Caldwell oversees all legal matters, including Partnership agreements, and legal issues that arise out of the purchase and ownership of multifamily and residential properties.  Michael also manages outside legal counsel and strategy related to real estate and tax laws.  He determines the capital needs for each investment project and approves qualified investors.  Michael Caldwell personally evaluates and approves each investment property to ensure that it fits with the objectives of our investors. 

Mr. Caldwell is a successful attorney in Marin County, with a practice that centers around tort litigation and consumer claims.  He has lived in the Northern California area most of his life.  Mr. Caldwell received his B.S. in Marketing and Business from San Francisco State University and his graduate law degree from San Francisco Law School.  

In addition to his practice of law, Mr. Caldwell is a practicing real estate broker focusing on Mortgages and the purchase and sale of apartment complexes. Michael has been a successful real estate investor in multiple West Coast markets, including Sacramento, California and Phoenix/Tucson, Arizona, realizing immediate and ongoing cash flow as well as double and triple digit IRR on sold properties.

Gia Kramer

Gia Kramer is the Vice President and Corporate Secretary for K&C Investments, Inc.  Gia is responsible for organizational and implementation of all administrative functions, document compliance and retention, database management, investor communications and limited partnership formations and compliance for K&C Investments. 

Mrs. Kramer also serves as the President of QPM, LLC (a Sacramento Property Management company).  As President of QPM, Gia is responsible for overseeing the daily operations and business objectives of Quality Property Management.   She personally evaluates, oversees and participates in the management of each investment property. 

Gia has been an executive in business operations for the past 15 years and has an extensive background in fast-growing and start-up companies.  She has helped start and build companies in a variety of industries including Real Estate, Restaurant and High Tech.  Mrs. Kramer’s focus is in business planning and strategy, legal compliance, budget control and human resources and development.  Gia has been involved in property management for over seven years and is currently managing over 550 units. 

Gia holds a B.A. in Psychology from the University of California, Davis and is currently working towards her Real Estate Broker’s License.  She is an active member of the Rental Housing Association (RHA) and California Apartment Association (CAA).

Sean Maloney
Financial Consultant 

Sean currently works for K&C Investments, Inc. as an independent financial consultant.  He has worked closely with the General Partners to develop analytical tools to evaluate real estate projects.  Sean also works with two other real estate investment companies.  Sean has ownership interest in two Sacramento county properties comprising a total of 252 apartment units. 

Sean is Chief Financial Officer of the Il Fornaio Restaurant Group.  Sean has held this position for the past 5 years. Previously, Sean spent five years as controller and VP of Finance for World Wrapps Inc., a chain of quick service restaurants.  During that time, Sean managed the company’s financial reporting, information systems and corporate analyses.  He oversaw litigation and legal matters, negotiated purchase and sale agreements and managed relations with the company’s joint venture partner.  Sean also played a role in the real estate functions of the company including reviewing all leases, handling landlord relations and monitoring and analyzing construction projects. 

Prior to working for World Wrapps, Sean was Assistant Vice President for Wells Fargo Bank, serving as a loan officer.  Sean managed a portfolio of over $100 million of loans to companies and real estate owners.  Sean underwrote over $25 million of new commercial and real property loans. 

Sean obtained his B.A. in Economics and Business from the University of California, Los Angeles graduating Phi Beta Kappa and Magna Cum Laude.  Sean went on to earn his M.B.A. at the University of Texas, Austin, which included a semester at the Rotterdam School of Management.

Tovi Abello
Analyst 

Tovi works for K&C Investments, Inc. as an analyst.  He works closely with the General Partners to gain a deep understanding of real estate projects and the potential risks and returns of each individual project.  Tovi has also been an investment partner in a number of K&C investment properties.

Tovi is a Finance Manager at Intel Corporation.  He has been with Intel for over four years, rotating through several groups, spanning both strategic and tactical finance.  Tovi leads the budgeting and planning functions is his current group, and his team is responsible for spending forecasts and reporting, internal controls, and joint venture management. 

Tovi earned his B.S. from Stanford University in Symbolic Systems, and went on to earn his M.B.A. from Rice University , concentrating in Finance and Operations.  Before graduate school, Tovi was an IT Project Manager at several Bay Area firms, including VitalLink Business Systems, World Wrapps Inc., and Score! Learning Corporation.

Rich Roberts
Business Consultant 

Rich works for K&C Investments, Inc. as a business consultant.  He assists the General Partners on various aspects of the company’s operations.  

Rich most recently was Chief Operating Officer at Mixonic, Inc., where he helped lead a turnaround of the CD and DVD duplication service.  Rich managed all aspects of production, customer service, accounting, and human resources.  Prior to Mixonic, Rich was Co-Founder and President of Getrelevant, an online direct marketing service.  He oversaw all day to day operations and helped the company start, grow, and eventually sell to a Fortune Global 500 company. 

Rich earned his B.S. in Accounting from Boston College and earned his M.B.A. from the Haas School of Business at the University of California at Berkeley.  Before graduate school, Rich worked at Coopers and Lybrand and The Walt Disney Company.
