Just wanted to extend my gratitude for your continual foresights into investing.  After almost three years of watching your partnership make lots of money for my clients, I, being a conservative, finally decided to invest myself.  Not only were both investments paying me good marginal dividends monthly, when we sold three years later I had almost doubled my initial cost.  I also really appreciated the fact that I never had to deal with anything regarding these properties (unlike my own rentals) and got an update every month with my check.  I have always found you and Mark to be very straight-up business men and would love to do business again in the future. 

Over the past eight years, I have been fortunate enough to invest in five different K&C Investment opportunities.  I can still remember the first deal in which I was very skeptical (being a conservative finance person) and invested a very small amount, to test the waters, so to speak.  My expectations were greatly exceeded!!  The next three investments were just as successful as the initial one.  I was kept informed on a regular basis and always paid in a timely manner.

I have been an investor with Mark and Michael for more than five years. I have invested in almost all of their deals since K&C Investments was created. In fact I have invested with Michael and Mark even before the company was created.  

Michael and I have been friends for about twenty years. Back in 1995 he began buying apartments in Arizona. I admired is tenacity as he was a quick study adding to his early success. Michael’s real key to his business model was to adhere in part to the following: 

• The investment must have positive cash flow. . .no exceptions.
• Improve tenant profile by inspiring a sense of caring and improving the property.
• Contract only the best property managers. Later creating an in-house manager.

 

Since I am a very conservative investor I could only watch with amazement. I had generally been happy with keeping 50% stocks and 50% cash. Since Michael is a selfless man he wanted to share the wealth and invited me in on a deal. I was so scared about losing money that I ended up loaning him the money at what turned out to be a fraction of what he made on the deal. Needless to say I was in on the next deal and several more after.  

Michael Caldwell and Mark Kramer are both great leaders and have been business partners for years. Their level of risk is balanced by Michael’s conservative core and Mark’s higher tolerance for calculated risk. They both embrace the same virtues for creating value for their investors and make intelligent choices. Their level of honesty and ability to establish trust has created a very loyal investor base. Staying true to their success has been the formula and culture that rings true to the K&C Investment team. As a result of Michael and Mark’s success plan they have been able to attract good borrowers and brokers that truly appreciate their unique approach to lending and investing. 

During these uncertain and challenging times their exceptional level of customer service is comforting. I have their cell phone numbers and they are quick to reply to emails.
